POSITION:   Associate Director – Project & Real Estate Management

DESCRIPTION:   Reporting to the Director of Facilities Management, manages building renovations, acts as campus liaison between developers and the University, and assists the Director with oversight of large construction projects.  Establishes and maintains a high level of professionalism in the management and control of real property holdings and real estate transactions of the University.  Provides financial and operational support in connection with construction, renovation and department budget management.  

Duties and responsibilities include but are not limited to:

•Manages, supervises and administers the execution of multiple, overlapping facility projects performed by, in most cases,              outside contractors and assures timely completion. Coordinates project work with various affected departments so that the         academic mission of the Institution does not suffer. Performs on-site inspections of all construction activities.

•Provides property management for all of the Redlands Property Management Trust endowment properties.

•Negotiates lease contracts for all leased facilities, including regional campuses.

•Provides budget management support for construction projects, development-related projects and maintains construction          cost accounting for capital projects.

•Develops requirements and plans outlining facility upgrade projects that conform to building code requirements and meets          the needs of respective departments within available funding.

•Liaison between University and developer-related projects on campus.

•Conducts all research and analysis for all properties being considered for acquisition or deposition. Also includes                              evaluating  rental rates.       

•Develops and maintains the capital construction plan.

•Performs other duties and special projects as assigned by the Director.

MINIMUM QUALIFICATIONS:   Bachelor’s degree required, plus five (5) years of experience in Real Estate, property management, finance, and project management; preferably in an institution of higher learning. A real estate license and/or a contractor’s license is desirable. Preferred competencies would be in contract negotiations, lease agreements, project management, and a strong financial acumen. Candidate should possess strong leadership, management, and communication skills. Read and understand construction documents, building codes, fire codes. Understand construction types and infrastructure. Candidate should have strong computer skills and knowledge of Microsoft Word, Excel, and PowerPoint as well as project management software. Must be able to work efficiently and successfully with minimum supervision; prioritize and handle multiple tasks and deadlines. Upon offer of employment, a current DMV printout showing a good driving record will be required.
